HOA Meeting Minutes

Saguaro Canyon Monthly HOA Board Meeting

August 23rd, 2011
Brad – Welcomed everyone
Joe – Went through all the financials. We have $187,335 in our checking, $75,500 in money market, $25,071 in 2 CD’s and $33,252 in accounts receivables. Total current assets $347,279. Everyone approved.
Eric – (Landscaping committee) Discussed if anyone sees issues with over or under watering to please email Joe at Snake River with location and what is wrong so that we can keep up on maintaining the common areas properly. We will ask Idaho Landscaping to trim back the berms down Red Horse quite a bit. It is becoming dangerous to pull out of the streets.  We also talked about possibly trimming the grass at the top of the front berms off of McMillan.
Robyn - (Social & Newsletter) Talked about addressing issues from emails to Joe about neighbors keeping track of their pets so that they don’t go in neighbors yards. We went over the newsletter and upcoming events.
Pool – We are still waiting for the revised pool rules from the pool committee. Joe explained that the pool is treated 6-7 days a week and is super shocked once a week. The drains in the pool may need better cleaning. A new motion sensor light above the fireplace has been installed. We are getting another bid for locking the gate.
ACC – No new issues
New issues – Keep an eye on rocks at the front of the entrance to make sure that there is no movement. We suggested to possibly higher an engineer to monitor it. Joe is going to buy more Christmas lights.
Meeting adjourned

3 Way Stop

This is from a homeowner:

I talked with John at ACHD this morning.  I praised them for getting the Locust Grove and McMillan intersection improvements completed far ahead of their schedule (which had way too much contractor performance time).  I don't think too many people called them and say thanks, so I think he really appreciated it.  I also shared that the delays and back-ups at that intersection were notably improved.  He moved the stop sign removal up from September to the end of this week!

This is located at Saguaro Hills & Segundo

Summer guidelines

Now that summer is vastly approaching, please be courteous to other neighbors and respectful to our commonly owned property by obeying the signs that we have placed in our common areas. The 'no climbing' on any of our structures and also the 'no throwing rocks' into the pond area.

If we could all just take a moment to go over these things with our kids to help make our summer a safe and happy one it would be very appreciated. We can all benefit from the less we have to spend on replacing broken structures in our subdivision. Have a happy and 'safe' summer!

No Cook Off

Due to the lack of entries we will not be having a cook off this year. However, if the weather is nice we still plan on having bounce houses and the pool opening!  :)

Tennis Lessons

Looking for tennis lessons this summer? This is a great program for both adults and children.

Board Meeting Minutes

Saguaro Canyon HOA Board Meeting Minutes

Eric Rawlings – Welcomed 11 home owners in attendance along with Joe from Snake River and Robyn. Approval of minutes from last month.
Joe – Went over financials. Currently $218,900 in checking account, $75,500 in money market, 2 CD’s with $25,000. Total current assets $400,163.
Eric – Landscaping: Some trees were removed and replaced last month. Eric met with Idaho Landscaping and did a walk-thru. They are going to be removing some brush. The overgrowth needs to be trimmed  down.  They are adding more lighting to the front berm. They are also adjusting the watering so that we don’t over water again this year.  They are buying 15 more agave cacti to be replaced. Eric and Robyn motioned to buy them for $900.
Robyn – Social/Newsletter: Easter Egg Hunt went really well. We had a great turn out. Garage sale had good traffic. Need to get more traffic through the back of the sub for fall garage sale. Pool opening/cook-off scheduled for May 21st.
New Business
We are still trying to finalize the coloring for the fence stain.
Discussed the iron gates that are to the ‘common area’. They are not necessarily the Homeowners fence. Would HOA be in charge of fixing the fences if the gate breaks? David Fogg says it’s too much of a risk. Suggested having waivers signed.
We are still waiting on whether or not to have a pool monitor this year.
We will open the pool early this year for adult swim time. From 6am-8am everyday is now adult swim time. Joe has ordered 12 more chairs for the pool. 1 pool pump had to be replaced. We got a longer and sturdier pump that will hopefully last longer.
Once the wind dies down a bit the weeds on the vacant lots will be sprayed.
Old Business
Sign stands and inserts for the HOA have been ordered for $1250. Joe only ordered 2 for now.  No climbing signs have been ordered and will be placed shortly.
Pool cleaning contract will stay with Sister Sweeping.
Seat coat will be redone once the weather warms up.
Brad & Joe met with BHH regarding the building standard issues and landscaping. They have not been completing the fascia property and have suggested an alternative. We will look at the option and make sure it is up to our standards according to the CC&R’s. The rain guards have also not been done according to specs and we have asked for them to fix all the homes. The landscaping is supposed to be finished  by the end of this month.
Eric will put together a ‘planting instruction’ on the maples for me to post on the blog.
Meeting adjourned.

Minutes from Board Meeting

April 12th, 2011

Saguaro Canyon HOA Board Meeting Minutes

Brad Hom – Welcomed everyone attending. All board members were present, Joe and 8 other home owners. Approved last months minutes.
Joe – Financials $297,200 in checking, $75,500 in Money Market, $25,000 in CD, $55,800 in accounts receivable. Total current assets $454,700. Another CD has been set-up. Joe just paid the Settler’s water bill of $45,000. Currently no water pressure yet. Total deposits for month of March was $63,000. Aged receivables (collections) is $18,000.
Eric – Landscaping, Idaho Landscaping has started spring cleaning the sub. They will be adding a few more trees and bark. Cory Stambaugh noted that they have been over watering the grass and landscaping and suggested going to watering half of the sub one day and the other half the following day. Cory will address his ideas with Idaho Landscaping. He also suggested bringing in an arborist. Also suggested changing watering times. Discussed having a formal meeting with Idaho Landscaping Company. Also discussed the new homes in the North end of the sub that don’t have trees planted in front of them yet. Boise Hunter Homes has asked to give them until 4/15 to finish any landscaping due to the wet weather lately. We have 33 home sites that have not passed compliance or are in the process of being built. We are holding a $1000 deposit until the reach compliance. Bill McMillan suggested not giving the 1k back and use it to meet the code/compliance. Also, not letting new homes be built until previous homes have met compliance. Brad will check with attorney to see if that is an option. Tossed the idea of putting liens on every lot to insure 1k deposit on new home sites.
Robyn – Easter egg hunt is Saturday the 23rd. Got the okay to buy Easter eggs and candy for the hunt. Doug suggested we have the cook off and pool opening the same day. Joe is going to try and have the pool opening May 21st. Robyn will send out another newsletter this week.
Doug – A request for pool hours to be extended or earlier for adult swim time. Joe will check with the pool maintenance crew to see if that will be a problem. Joe is also going to look into purchasing more pool furniture and chairs. Powder coated umbrella’s was suggested which would be a permanent structure. No climbing signs will also be made for a couple of the structures around the pool and pond area.
Scott – ACC is staying ontop of any requests. Fence staining violations will be going out soon. We may need to change the language on the ACC’s regarding the coloring of the stain. Also suggested putting in the newsletter that the smoke stacks need to be painted black and that violations will be going out about those as well.
